Check-in hours - Anticipate or postpone your arrival

  • San Nicolò 3 has specific check-in and check-out times for their guests to be followed. The property requires the communication of an approximate arrival time. The property officially welcomes its guests from 14:00 (02:00pm) up to 18:00 (06:00pm). Except any unforeseen event, circumstances or delays of the previous guests, the apartment should be ready at 14:00 (02:00pm).
  • Early check-in: Prior to communication, the property can accomodate even before 14:00 (02:00pm). You’ll be able to store your luggage for free, we can check you in, supply all the needed information and then you can come back when the apartment will be ready, or when you’d like to.
  • Late check-in: We’d be happy to welcome you even after 18:00 (06:00pm), only if we’re previously informed through a notice sent to us by 14:00 (02:00pm) of the arrival day. An additional fee will be applied in this case depending on the arrival time. In case you want to benefit from the late check-in service for reservations in which the arrival day coincedes with the booking day. The guests or the person who has made the reservation is obliged to explicitly communicate to the property the request for a late check-in and must wait for the relative confirmation. In the event that the guests do not show up by 18:00 (06:00pm) without having communicated in advance any arrival time or without having requested any late check-in (within the previously mentioned time), the reservation will be marked as failure to submit and the property resevs the right to charge the full amount of the stay . If no requests for an early check-in have been submitted to the property or, if the property itself has not confirmed its availability, the official check-in time or arrival of the staff must be waited. This service is subject to availability and requires advance request and confirmation from the property administration. • •• • •

Check-out times - Anticipate or postpone your departure

The official check-out time is set at 11:00am. Except cases in which special needs occur (such as car pick-up), you’ll be entirely autonomous in checking out. The keys must be left in the apartment where they were found during the check-in and the doors must be firmly closed. • Early check-out: in case you want to leave the property befor the scheduled time (11:00am), just follow the previously mentioned instructions.

Late check-out: For a matter of respect towards our work and, overall, towards the upcoming guests, the check-out is strictly set at 11:00am. If you want to stay a little bit longer in the city or, if your departure is scheduled in the afternoon or evening, you can use our luggage storage service, for which you’ll get your own key and be autonomous.

Cancellation conditions

Refundable ratesthe cancellation is totally free of charge up to 7 days before the arrival; even if no charges on the credit card are supposed to be made, the property reservs the right to pre-authorize the amount of your stay on the card you’ve supplied as a guarantee to your reservation. This must not be regarded as a charge. In case of cancellation outside the terms or modification 100% of the booking amount will be charged.

Non-refundable rates: the property reserves the right to pre-authorize and / or charge the full amount of the stay at any time, net of the tourist tax and any extra services ordered. In case of cancellations or changes out of the terms, the whole amount (100%) of the stay will be charged.

Note: If the reservation exceeds 7 days of permanence in the property, the refundable cancellation policy turns to 15 days, meanwhile the penalty will still be the 100% of the reservation.

Additional Guests

If allowed by the kind of apartment, additional guests can be welcomed for an extra fee of €25 per night, with their own bed, towels, towels and detergents.

Children and newborns

Children under two years can stay for free. Baby cribs and / or baby chairs, trays and other accessories are available (on request). Starting from two years old, children can stay for €25 per night, with their own bed, towels and detergents.

Self-catering Breakfast

If breakfast has not been requested, the property will anyway supply you a welcoming snack which includes instant tea, coffee and a bottle of water. In accordance with the EU’s Tourism Regulation, breakfast can be supplied on request with an additional fee and consists of packed products. If you’ve booked breakfast but you want to cancel it, you’ll be able to do it at anytime, even at your arrival. We’ll be at your disposal to supply you our reccomendation and suggestios for the best bars in town, where you’ll be able to enjoy a fresh and genuine breakfast.

Cleaning and towel change

Cleaning is a totally free service, supplied every day starting from 10:30am.
Towels are changed for free every other day.

Additional Costs

In addition to the mandatory city tax, for every request that requires the movement of our staff out of the property, there’s an extra charge of €5 per each service. City tax, eventual parking spots, transfers or other specific and particular sevices requested by the guests, must be paid in cash.

Pets Allowed

We highly appreciate that you have chosen to bring your beloved pets with you to Verona! Only pets of small size will be allowed to stay in the property and they mustn’t be lef alone in the apartment. We’re a pet-friendly property and we promise that they’ll feel at home, exactly as you! As a specific cleaning process must be made, with the aim of avoiding any allergic disorder to the upcoming guests, an extra fee of €20 for one night or €30 for more nights (for the whole length of the stay), will be required. An advance communication of the will to bring a pet must be submitted to the property. The service is subject to availability and the property reserves the right to refuse specific requests.

Private Parking nearby the Property

The private parking spots are located 250 meters from the property, beside the Arena of Verona. The space is reserved, closed, automated, with very high safety standards. If a private parking spot has been reserved, you will be accompanied by our staff both at your arrival and at your departure. • • •• •

Free Wi-Fi

Every apartment is equipped with its own router which covers the whole surface with a stable and fast signal up to 30Mbps in download. Any thechnical problem that can’t be referred to the property may require extended intervention times.

Transfer service with private driver

The rates of service have been purposely made for our guests. In line with those of taxis, pretty often more convenient, they are fixed, regardless of time slot, holidays or weekdays, the number of cases and their weight. The service can be booked to reach the property from the airport, the train station or other nearby cities.

The service is subjet to availability and a specific request must be submitted.The request must include: the departure point, the destination, the number of passengers, the expected arrival time and flight / train number. The transfer can also be booked for day trips to lake Garda, Venice, Milan, or to reach events, fairs or exhibitions. The guests can directly contact the property in order to obtain any estimates, prices and availabilities.

Obligations and prohibitions

  • All damages inside of the apartments must be compensated and will be charged to the guest.
  • It’s important ot respect the rules of good neighborhood and condominium. It’s therefore necessary to maintain a silend and respectful behavior around the areas.
  • Smoking is strictly forbidden in respect of the property itself and the upcoming guests. The penalty will be the whole cost of the next night, as compensation for the upcoming guests.
